What to Expect From a Professional Move-Out Cleaning

Moving is stressful enough without worrying about whether your home will pass the landlord's final walkthrough. A professional move-out cleaning is one of the most practical steps you can take at the end of a tenancy — it protects your security deposit, fulfills your lease obligations, and leaves the property in the condition the next occupants deserve.

At L&L House Cleaning Services, we've helped hundreds of Peninsula families and renters through move-out cleanings in Palo Alto, Menlo Park, Atherton, Redwood City, Woodside, and throughout San Mateo County. Here's exactly what to expect when you book with us.

What Is a Move-Out Cleaning?

A move-out cleaning — sometimes called an end-of-tenancy cleaning or vacate cleaning — is a comprehensive, top-to-bottom deep clean of a property after all furniture and belongings have been removed. It goes well beyond a standard maintenance cleaning, covering every surface, appliance, fixture, and corner of the home.

The goal is straightforward: return the property to the condition it was in when you moved in, or as close to it as reasonably possible. Whether you're preparing for a landlord inspection, a realtor turnover, or simply handing the keys to new occupants, a thorough move-out clean sets the right tone.

One practical note: completely empty homes are generally faster and easier to clean than homes with furniture or leftover belongings still present. If you can clear everything out before we arrive, it allows our team to access all surfaces and work more efficiently.

What's Typically Included in a Move-Out Cleaning?

Our move-in / move-out cleaning service is one of our most thorough offerings. Here's a general overview of what's covered:

Kitchen

  • Inside and outside of all appliances (oven, refrigerator, microwave, dishwasher)
  • Degreasing stovetop, burners, and hood vent
  • Inside all cabinets and drawers — wiped clean
  • Countertops, backsplash, and sink scrubbed and disinfected
  • Cabinet fronts and handles
  • Floors mopped and sanitized

Bathrooms

  • Toilet — inside bowl, exterior, base, and behind
  • Shower and tub — scrubbing grout, tile, and glass doors
  • Sink and vanity — disinfected and polished
  • Mirrors — streak-free
  • Inside medicine cabinet and under-sink cabinet
  • Floors scrubbed and sanitized

Bedrooms and Living Areas

  • All floors vacuumed and mopped
  • Baseboards hand-wiped throughout
  • Window sills, tracks, and frames cleaned
  • Light switches, outlet covers, and door handles wiped
  • Closet interiors — shelves and floors
  • Ceiling fans and light fixtures dusted
  • Inside all closets and storage areas

Throughout the Home

  • All walls spot-cleaned (scuffs, fingerprints, marks)
  • Door frames and trim wiped down
  • Vents and returns dusted
  • Trash removed
  • Final walkthrough to ensure nothing is missed

What Move-Out Cleaning Does NOT Cover

There are a few things that fall outside the scope of cleaning and into the territory of repairs or maintenance:

  • Carpet stains or damage — we can vacuum and freshen carpets, but deep stains from damage (not dirt) require professional carpet cleaning or replacement
  • Paint touch-ups or repainting — normal wear and tear is expected; damage beyond that is a repair issue
  • Broken fixtures, holes in walls, or damaged appliances — these are maintenance items, not cleaning
  • Pest infestations — require professional pest control

If you're unsure whether something is a cleaning issue or a repair issue, just ask us during your free estimate.

How to Prepare for Your Move-Out Cleaning

To get the most out of your move-out cleaning — and give yourself the best chance at a full security deposit return — a little preparation goes a long way:

  1. Remove all furniture and belongings first. We clean empty properties. If items are still present, we can't access all surfaces — and it adds time.
  2. Ensure utilities are still on. We need electricity (for lighting and appliances) and running water.
  3. Note any areas of concern. If there are specific spots you're worried about — a stained grout line, a greasy oven, a marked wall — let us know so we can give them extra attention.
  4. Schedule with enough lead time. Move-out cleanings are in high demand, especially at month-end. Booking 1–2 weeks in advance is strongly recommended.
  5. Be present for the walkthrough (optional but recommended). If you can be there at the end, we'll walk through the property together so you can flag anything before we leave.

Move-Out Cleaning vs. Move-In Cleaning

These two services are closely related but serve different purposes:

Move-out cleaning is done by the departing tenant or owner to return the property to its original condition. It protects your security deposit and fulfills your lease obligations.

Move-in cleaning is done before you settle into a new home — even if it looks clean, you want to know it's been professionally sanitized before your family moves in. Many of our clients in Palo Alto and Menlo Park schedule a move-in clean for their new home at the same time as a move-out clean for their old one.

We handle both. Learn more about our move-in / move-out service.

How Long Does a Move-Out Cleaning Take?

Move-out cleaning times vary based on the size and condition of the property. The estimates below reflect average completion times for a typical L&L team of 3 professional cleaners. Working as a team allows us to complete homes more efficiently than single-cleaner estimates you may see elsewhere.

Property SizeAverage Estimated Time
Studio / 1-bedroom1.5–2.5 hours
2-bedroom1.5–3 hours
3-bedroom2.5–3.5 hours
4+ bedroom3–4 hours

These are averages — every home is different. Larger homes or heavier workloads may occasionally require a larger team depending on scheduling and project needs. We'll give you a realistic time estimate when you book.

Every home is different. Homes with heavy buildup, post-renovation dust, neglected areas, leftover belongings, or areas requiring extra detail work may require additional time beyond these averages.

What Can Increase Cleaning Time?

Certain conditions add meaningful time to a move-out cleaning. Being upfront about these during your estimate helps us plan accurately and avoids surprises on the day:

  • Pet hair — especially in carpets, upholstery, and along baseboards
  • Grease buildup — heavy kitchen grease takes significantly longer to break down and remove
  • Neglected bathrooms — soap scum, hard water deposits, and mold require extra scrubbing time
  • Heavy dust accumulation — particularly in homes that weren't cleaned regularly during the tenancy
  • Post-construction or renovation debris — fine dust settles everywhere and requires a different approach than standard cleaning
  • Leftover furniture or belongings — items left behind limit access and add time to every room

If any of these apply to your home, just let us know when you reach out. Our experienced team handles these situations regularly — we'd rather know upfront so we can schedule appropriately.

Will a Professional Move-Out Clean Guarantee My Deposit Back?

We can't guarantee what your landlord will decide — but we can give you the best possible chance. A professional, detailed move-out cleaning demonstrates good faith and leaves the property in the condition most landlords, property managers, and realtors expect.

In our experience, the vast majority of clients who use our move-out cleaning service across Palo Alto, Menlo Park, Redwood City, and the broader Peninsula receive their full deposit back. The investment in professional cleaning is almost always less than the deposit at risk.

Frequently Asked Questions

Do I need to be present during the cleaning? No. Most clients drop off a key or provide an access code and let us work. We'll contact you when we're done and can do a walkthrough if you'd like.

Can you clean a property that still has some furniture? We prefer empty properties for move-out cleanings — it allows us to clean every surface properly and work more efficiently. If some items are still present, let us know in advance so we can plan accordingly.

Do you provide a cleaning checklist I can show my landlord? Yes. We can provide a detailed checklist of everything we cleaned, which can be useful documentation for your landlord, property manager, or realtor.

What if my landlord isn't satisfied with the cleaning? We stand behind our work. If your landlord identifies a specific area that wasn't cleaned to their satisfaction, contact us within 24 hours and we'll return to address it at no charge.

How far in advance should I book? We recommend booking 1–2 weeks in advance, especially for end-of-month move-outs when demand is highest. Contact us as soon as you know your move-out date.
